Partly 6 and partly 7 floors above ground, in addition to the basement. For this intended use, the designed building has a commercial area of ​​approx. 9.710 structured as follows.

n. 117 apartments consisting of: living room with kitchenette and sofa bed, a bedroom with two beds or a double bed, private bathroom and balcony;

n. 22 apartments for "long-term patients" with two single beds, one of which is medical, private bathroom and separate kitchen and balcony (these units will be set up for medical gases and oxygen as well as possible connections / monitoring directly from the affiliated hospitals);

approx. 300 for common areas (reception, bar / breakfast room, television room, common areas, offices and staff rooms, etc.);

The basement, developed on sqm. 2,800 net is intended for garages, warehouses, spaces without the continuous presence of people, etc .;

The internal court, of approx. 900 will be equipped and tree-lined;

A “Roof Garden” will be created on the roof of the six-storey part, an equipped and furnished area;

The installation of technical systems and photovoltaic systems is foreseen on the roof of the seven-storey part.

Milan requires accommodation facilities throughout the year, for conferences, fairs, cultural and sporting events, business meetings, etc.
The units of the DMS Residence have also been designed (and above all) for the "Health Tourism" market, that is, for those who are forced to move from a province or region other than that of residence, in order to be treated in more adequate or specialized in relation to their pathology. Over 750,000 families in Italy are affected by this phenomenon annually today.

Rome, but even more Milan, are the main poles of attraction for these flows.
Among the "innovative" elements provided in the DMS Residence, compared to the limited offer that can be found today in the hospitality sector, we highlight two: the 22 rooms, which complete the first floor of the building, which we define as "long-term patients" , that is, real estate units designed and prepared for people who in the post-operative and / or rehabilitation phase may still need "hospital" beds and an environment that allows them to be constantly monitored by the hospital that is treating them. It is evident that the absorption capacity of these flows of Health Tourism go well beyond the rooms on the first floor, reserved for the most delicate situations. For all other situations, the remaining 117 rooms are suitable to accommodate guests for both health tourism and other needs. The second important characterization will be to facilitate as much as possible, with workstations and services, any type of Guest, allowing him, as far as possible, to be able to continue his professional activity even at a distance.
As mentioned above, while considering the "healthcare" market as the largest catchment area, the more "traditional" markets must not be forgotten, namely, the one represented by business tourism, which sees the MilanFiori and Milan Business Centers 3 City, the two main poles of interest but also the tourist / sports market which has its main players in the Golf Club of Tolcinasco, in the Golf Le Rovedine of Opera and in the Forum of Assago. In addition, the Milan trade fair calendar for its most significant events.
